Hempfield to revisit possible Valley Green project next week
Some of the first plans for residential development on the former Valley Green Golf & Country Club in Hempfield will be put in front of township supervisors Monday.
If passed, the plans would grant conditional approval for the Valley Green subdivision for the purpose of a residential plan consisting of 63 lots along Valley Green Road.
The motion would be contingent on conditions of approval including site distances for lots on the bend of the road, approval from the Municipal Authority of Westmoreland County and the Pennsylvania Department of Environmental Protection, providing construction drawings for improvements to Valley Green Road and showing stormwater and utility easements.
Township supervisors during a workshop meeting this week also suggested working with the developer on ways to slow traffic along Valley Green Road.
The potential vote comes months after township supervisors first approved a zoning shift from agricultural to suburban residential on 144 acres of the closed 18-hole golf course in the township. Unity supervisors approved a similar change in February on the 116-acre section of the course located in that township.
Hempfield first heard the zoning change request in January after developer Valley Green Westmoreland LLC, a partnership between Colony Holding Cos. and Shuster Homes, expressed interest in purchasing the property for development of homes. During that meeting, officials suggested homes could cost between $350,000 and $400,000, at a minimum.
The supervisors meeting is scheduled for Monday at 7 p.m. in the township municipal building, 1132 Woodard Drive.
