New riverfront residential property unveiled for Pittsburgh's SouthSide Works
SomeraRoad unveiled a riverfront residential property called The Park this week, one of the final visions for its revitalization of SouthSide Works. It will be located steps away from the water along the riverfront trail.
The commercial real estate investment developing company, based in New York and Nashville, has offices in Pittsburgh, Cleveland, Indianapolis, Austin, Texas, and Kansas City., Mo. It debuted plans for The Park on Tuesday, which are part of a $130 million project by SomeraRoad to refresh SouthSide Works, which opened in 2004.
SomeraRoad took over ownership in 2018.
The company envisions The Park as unique in that it will sit close to the Monongahela River overlooking the Three Rivers Heritage Trail and will offer a skyline view of Downtown Pittsburgh. It will complement other improvements the company has made, such as the most recently completed space called The Box Office, located inside the former AMC movie theatre in SouthSide Works. It can be customized to accommodate a business’ working arrangement. One of the tenants there is Pins Mechanical, which will open this year and have duck pins and arcade games.
SomeraRoad has also made upgrades to public spaces, such as food and beverage options from pizza to tacos to barbecue to a collaboration between well-known Commonplace Coffee and The Speckled Egg. Events planned include Music on the Mon outdoor concerts starting in July and other entertainment events from June through August in the area called Town Center.
Other planned amenities close to The Park include a dog park nearby where people can buy beer from Levity Brewing Co. based in Indiana, Pa.and even a drug store within a short distance.
“We call it a live, work, play, stay, area,” said Jonathon Reeser, principal, co-head of acquisitions for SomeraRoad, a The Park in Pittsburgh’s SouthSide Works, at a groundbreaking ceremony. “It will be Pittsburgh’s only true multi-family for rent space on a riverfront.”
Similar dwellings throughout the city are separated from the river by train tracks. In this part of the South Side, trains go under a tunnel – people don’t have to walk across the tracks to reach the water.
The Park will have 247 residential units. There will be a mix of junior one-bedroom, one-bedroom, two-bedroom, and two-story “townhouse” apartment homes. There will be a rooftop terrace with a pool, sundeck and gardens, as well as a fitness and meditation center.
Other amenities will include a dog wash, water view lounges, and remote workspaces.
The rent amounts have not yet been revealed.
It is scheduled to debut in the spring of 2024.
The Park will be situated where a former J&L Steel Mill was located.
The creation of this concept has been more than a year in the making, said Andrew Donchez, principal, head of development for SomeraRoad.
“Steel towns have been reinventing themselves,” Donchez said. “SomeraRoad wants to be part of that here.”
Bill Flanagan, chief corporate relations officer for Allegheny Conference on Community Development, said the timing for this is perfect. It’s part of an intensive development in the city. There are companies who want to invest here and they want to know that there will be employees and places for those people to live.
“We’re committed to enhancing the overall experience for people living in and visiting the South Side,” said Reeser. “In addition to being a stunningly beautiful property in one of Pittsburgh’s most vibrant neighborhoods, this project opens up the South Shore riverfront for everyone to enjoy.”
