Ross firm purchases former Verizon building in Marshall for $3.45 million

FourPenn Partners LLC., a Ross Township real estate investment and development firm, on Friday purchased a former Verizon building in Marshall for $3.45 million.

A Ross Township real estate investment and development firm Friday closed on the purchase of a building previously occupied by Verizon at the RIDC Park in Marshall Township, according to a company partner.

FourPenn Partners LLC purchased the building at 200 Allegheny Drive for $3.45 million from the Rubinoff family trust, according to Mike Locke, FourPenn’s managing partner. He said the company plans to improve the building and market it for lease.

“We’re talking to a few (possible tenants), but at this point it’s 100% spec,” he said. “We liked the location, because we can pull from Cranberry and from Wexford and Pine. We also liked its proximity to the exit off of (I-79) and the turnpike. The visibility is tremendous.”

Verizon occupied the building for about 20 years and moved out about a year ago, Locke said. The two-story brick building is located on an 8.44 acre parcel.

FourPenn plans in coming weeks to resurface the parking lot and improve sidewalks, exterior lighting and landscaping. It also plans to upgrade the lobby and restrooms.

FourPenn’s holdings include retail strips, warehouses and flex and office buildings in the Pittsburgh region, suburban St. Louis and Cleveland.
