2 residential developments proposed for Pittsburgh's Strip District

Plans are in the works for two separate housing developments in Pittsburgh’s Strip District.

Developers on Tuesday presented their proposals to the city’s Planning Commission, which is expected to vote on the plans when they meet again in two weeks.

The first proposal calls for a seven-story, 85-foot-tall apartment building at 2926 Smallman St.

A temporary parking lot and an unused gravel lot occupy the site currently, said Nick Miller of Pittsburgh-based Next Architecture. A gas station previously sat on the lot, he said.

Plans call for an 84-unit apartment complex with balconies, private outdoor space and a rooftop deck.

Off-street parking would be included, with all parking spaces set to be wired to charge electric vehicles.

A second apartment building would sit at 26th and Railroad streets. An existing one-story building on the site would be demolished and replaced with a seven-story, 75.5-foot-tall building.

The new building would have 179 housing units, with 18 designated as affordable for people making 80% of the area median income — or about $53,000 a year. Residents in the affordable units would pay no more than 30% of their income on housing.

The apartment building also would have 60 bicycle parking spaces and 131 vehicle parking spots, said Ryan Indovina of Indovina Associates Architects. The developer also plans to have bicycles available for residents to use, he said.

The ground floor would feature residential amenity space, a fitness center, a yoga studio, co-working space and two retail spaces, Indovina said.
